Prior to Becoming a Valentine Property Team Client
- Broker reviews the V.I.P. Buyer Presentation and provides Service Guarantees in writing to Buyer
- Broker consults with the Buyer as to his/her home buying criteria and needs
- Broker conducts a best-financing comparison analysis – evaluation of Buyer’s lender’s Good Faith Estimate(s) and possible loan programs to assist Buyer in making smart loan decisions
Once You Become a Client of Valentine Property Team
- Client receives Exclusive Buyer Agency Representation
- Client receives daily updates via email of all the hot new listings that match their specific home-buying criteria, including bank and distressed sales, HUD homes, foreclosures, and regular listings for sale
- Client gets immediate access to new Team listings via E-Marketing on homes that match their criteria
- Broker sends email to Client with information about the home-buying process and other special interest items relating to buying a home in Colorado
- When Client finds the right home, Broker prepares and interprets a current market analysis on desired home to assist Client in making smart buying decisions
- Broker prepares all documents (purchase contract) in Client’s best interest
- Broker reviews with Client all provided disclosure forms from Independent Seller and obtains answers to any questions that arise
- Broker negotiates all terms and conditions of offers made by Client in favor of the Client
- Broker negotiates or purchases a One-Year Home Warranty for Client’s benefit
- Broker ensures Client receives extended coverage on title insurance in the event liens or other issues are affecting title to the property
Once an Offer is Accepted
- Transaction Coordination Services are set up via email to keep Client informed of the buying process, as well as to provide important reminders that relate to the transaction
- A comprehensive Moving Checklist is provided to Client to assist in the moving process
The Closing Process and Beyond
- Once all contingencies in the sales contract have passed, Broker will coordinate the closing time and notify the Client
- Broker will assist Client in obtaining any needed Power of Attorney or coordinating a “mail out” closing for the Client
- Broker will obtain a preliminary HUD-1 Settlement Statement for the transaction and will review all figures and work out any discrepancies prior to closing
- Broker will answer any questions the Client may have after reviewing the pre-closing package
- Broker will attend the closing with the Client
- Broker will provide an archive quality vinyl pouch at closing for Client to store transaction documents
- Broker will provide a duplicate copy of the HUD-1 Settlement Statement from the closing at tax time to assist Client with tax preparation
- Broker will provide a free quarterly market analysis to Client on the home purchased via email at the Client’s request
- Broker is available on an ongoing basis for Client to ask questions related to the sales transaction or other real estate needs
There is no cost to the Client for our professional services – the Listing Brokerage or the Independent Seller pays our fee. If our fee is different from that paid by the Independent Seller or Listing Brokerage, we will negotiate for the Independent Seller to pay Closing Costs for the Client to offset such fees, such that the Client does not pay any fees (For Sale By Owner representation of the Client by Brokerage has special requirements, please inquire with Broker for more information).
